The third system, and why "just water the clay" isn't quite right here
Two systems drive foundation movement in Humble: the soil (covered on why Humble foundations move) and the seasonal moisture cycle that drives that soil through its annual swing (covered on the moisture cycle behind slab movement). The third system is the one a homeowner actually controls: drainage and moisture management.
Most Gulf-coast foundation-prevention advice assumes a lot sits on uniform expansive clay and boils down to "keep the clay's moisture steady." That's directionally right for the parts of Humble on the Lake Charles/Beaumont Vertisol association. But a soil-survey pull at the Humble centroid returned Addicks loam, a non-expansive floodplain soil, as the dominant component. On a lot like that, the prevention priority shifts: it's less about countering clay shrink-swell and more about keeping water from pooling against the slab, saturating fill, or feeding a settlement-prone low spot. The same drainage moves apply, but for a different underlying reason. Every item below works regardless of which soil story applies to a given parcel, because water management helps both a clay lot and a loam lot; only the *why* differs.
Grading and drainage: the moves that matter on either soil type
Water pooling next to a foundation migrates under the slab. On expansive clay that produces the wet-swell/dry-shrink cycling covered on the moisture-cycle page; on the floodplain loam it more often feeds fill consolidation or erodes fines under the slab edge. Different mechanism, same fix.

Watering: still worth doing, with the caveat spelled out
On the clay side of the soil split, active watering matters more directly: cycle-and-soak watering (a soaker hose or drip line run 8 to 18 inches from the foundation, at low pressure, on a timer) keeps the clay from shrinking away from the slab during Humble's roughly four-month hot season. On the loam side, the same watering habit still helps (it prevents the soil from drying and settling around the slab edge), but the stakes are lower since there's no expansive-clay shrink-swell driving the movement. Either way: don't over-water, and never water directly into a crack. Cycle-and-soak means several short cycles, not one long soak.
Trees, root systems, and hidden leaks
A large tree's roots pull significant water from the soil near a foundation. On a clay lot that drives seasonal shrinkage specifically on the tree's side of the house; on a loam lot it can still dry and settle the fill under a footing. Roots commonly extend two to three times canopy width. Keep large species well away from the slab, and where one is already close, a vertical root barrier roughly 30 to 36 inches deep addresses either soil type.
Separately, a slow under-slab supply leak or cracked sewer line is a hidden moisture source that keeps one patch of soil permanently saturated, mimicking or causing localized heave on clay, or accelerating settlement on loam. An unexplained water-bill jump, a persistently damp or warm slab spot, or localized movement in one area is worth a plumbing check regardless of which soil is underneath.
What to watch for, and when to call
- Water pooling against the foundation after rain, or a downspout dumping right at the slab edge.
- Soggy spots that never dry out, or one side of the yard staying wet while another cracks.
- Cracks that track the seasons, widening in a dry stretch and easing after rain. That points at soil-moisture swing (see the moisture cycle behind slab movement) rather than one-time settlement, though a loam-side lot can show a slower, non-seasonal version of the same pattern.
- A large tree within a short distance of the house, especially on the side where doors have started sticking.
The best time to sort out drainage is with or just before a pier repair, while the soil is already open and a crew is on site.
The payoff
Drainage and moisture work is modest next to structural repair, and it's the spend that protects the structural repair. Many pier warranties are conditional on maintained drainage, and neglecting it can void coverage that was already paid for.
