Start with what's under the house, not a menu of piers
The method a Humble homeowner needs is downstream of a fact this market gets wrong more than most: the soil isn't uniformly expansive clay. A parcel-level soil-survey pull at the Humble centroid returns Addicks loam, a non-expansive floodplain soil (max-horizon LEP 4.5%, well under the ~6% expansive threshold), as the dominant component, even though Harris County's broader soil association includes the Lake Charles/Beaumont Vertisols that ARE expansive (40–60% clay, smectitic). That's a real, parcel-dependent split, not a rounding error: a house on the floodplain-adjacent Addicks loam and a house a few streets over on Vertisol clay are dealing with two different failure mechanisms, and the right repair method follows from knowing which one applies to a given lot, not from picking a pier off a general list. Foundation types, briefly
The right repair also depends on what kind of foundation the house has. Slab-on-grade, a single concrete pad and the standard build across most of Texas since around 1970, is repaired from the exterior perimeter with driven or drilled piers, sometimes tunneling under the slab to reach interior beams. Pier-and-beam foundations, common in older homes, sit on piers above a crawl space and are repaired from inside that space by adjusting, shimming, or replacing the interior supports. If the parcel sits on expansive clay: piers have to clear the active zone
Where the Vertisol side of Harris County's soil association is under the slab, the non-negotiable requirement is depth: any deep-pier method has to reach below the active zone (the seasonally moving layer covered on the moisture cycle behind slab movement), down to soil the annual dry-wet cycle can't reach. Two driven/screwed options do that:
- Steel push piers are hydraulically driven steel tubes that use the house's own weight as the driving force down to load-bearing strata; installation itself proves the pier's capacity. They fit heavier slab homes on firmer, deeper soil. On a lighter structure the house can lift before the pier reaches suitable bearing strata.
- Helical (screw) piers are mechanically screwed into the soil under torque, with each helical plate acting as its own bearing surface, so capacity comes from several plates spreading load across multiple soil layers, governed by ICC-ES AC358, the acceptance criteria for helical foundation systems. They fit lighter structures or looser, softer soil where a push pier wouldn't gain enough reaction force.
If the parcel sits on the non-expansive floodplain loam: settlement usually isn't a clay-cycle problem
On Addicks-loam ground, differential movement is more often driven by fill consolidation, drainage, or a plumbing leak softening one area than by seasonal clay shrink-swell, which changes what an engineer looks for before recommending a fix. The methods that suit a monolithic, load-bearing concrete solution rather than a driven tube fit this ground better:
- Drilled bell-bottom piers: a hole roughly 10 to 14 inches in diameter and 10 to 12 feet deep is drilled and belled (widened) at the base to lock into stable soil, then filled with rebar-reinforced, cast-in-place concrete. Slower than driven piers because of concrete cure time, but well suited where a wide, monolithic bearing element is preferred over a driven tube.
- Pressed concrete pilings are precast concrete cylinders pressed down in segments to refusal, faster to cure than drilled piers, though the larger diameter typically reaches shallower than a steel pipe pier. They fit slab jobs where timeline matters more than maximum depth.
Because the soil under any given Humble lot can go either way, a written scope should say which of these conditions the engineer found (expansive-clay active zone or floodplain-loam settlement) and name the method that answers it, not just quote a price and a pier count.
House leveling
"House leveling" is the outcome of any of the four deep methods above done correctly, not a separate method: once piers are set to stable soil (whichever soil story applies to the lot), the structure is lifted and shimmed against them until it's level again. The non-structural options: slab jacking and crack injection
Two more methods come up regardless of which soil condition applies, and both are cosmetic or corrective rather than structural:
- Slab jacking (polyurethane foam or mudjacking) drills through the slab and injects expanding polyurethane foam (or a cement slurry, for mudjacking) to fill voids and lift a settled section. It's well suited to leveling a settled patio, walk, or garage slab, but doesn't drive to deep load-bearing strata, so it isn't a substitute for piers on a structurally moving foundation.
- Crack injection (epoxy or polyurethane) works on poured concrete only, and only after the underlying movement has stopped. Epoxy structurally bonds a stable, dry crack; polyurethane is a flexible, waterproof seal better suited to a wet or slightly active crack. It's the lowest-disruption method, with no excavation, but injecting a crack that's still moving just reopens it.
Crack injection is a finish step after a structural fix on a foundation that's actively moving, not a replacement for one, on either soil type.
